Why get one?
a.With the exception of road and rail, standard local authority searches provide no information beyond the boundaries of the property
b.This means if only a local authority search is used, the investor may not be fully aware of potential construction projects or of local authority Development Plans in the local vicinity or neighbourhood.
c.The reports are very easy to understand and very concise. The report is plit into thre key categories:
Planning Applications
• The proposal categorized according to the type of planning application (housing, sports, airports, warehouse etc.)
• The distance and direction the development is from your property
• The application date and reference for further information if required
• Project size
Development Plans
• Summarises the development plan showing future land use and development in the area
• A description of any nearby proposed development type (housing development, transport, commercial development, open land etc.)
• The direction and distance of any proposals
• A list of the policies and the development plan from which the information was taken is provided for each development - this means that if there are any concerns further information can be obtained very easily.
Floodplain Information
• Identifies whether the property or surrounding area is in either a natural river floodplain or a coastal floodplain
• Provides an outline of the floodplain on the floodplain map to determine, at a glance, whether a floodplain area affects the property.
